We had a hurricane this past October in Panama City Beach Florida. I had waited to cancel this guest BR******** hoping that our construction would be complete. As of today it is not complete and I wanted to give the guest enough time to find something else. My guest Kimberly refused to stay in the construction zone without any amenities and I do not blame her. Since this is a natural disaster and beyond my control I hope this will not effect my Trip Advisor Status. I will also the letter we received today from our President of the condo below.**Hi Sunbird family,*I hope everyone is doing well and was able to see the blood moon tonight. *Below is your weekly update:*Dry-in: Roadrunner is more than **% complete, and has only * more uninterrupted hours left to complete this effort. Weather continues to slow them down. All of the severely damaged areas, including all of the repairs of the deficiencies from the previous contractor, have been completed. All of the damaged points of moisture entry have been covered and Roadrunner is now finalizing punch list of items such as small impact marks on the building’s vertical face.*Dry-out: Roadrunner has cut and removed sheetrock from *** units to date, with ** units being finalized. We ask owners to please cooperate with giving Roadrunner permission to moisture map, demo and dry-in your units so that they can complete the dry-out process to meet the February **** timeline – approximately * weeks away. All units must be moisture mapped and dried out, if necessary.*Dumpster: Owners please remember the dumpster is for trash and debris NOT furniture. It costs $***.** for dumpster pick up but if it has furniture in it they charge us around $*,***.**. Please speak with our staff if you need help in locating where to place your unwanted furniture.*Rentals: The Sunbird Board is asking that you do not rent your unit. If you choose to rent, we ask that you do not rent to vacationers. With no amenities available and construction going on, possibly for a year or more, it is no place for a vacation. They will not be happy with no amenities and in a construction zone. *Owners living on site will need to register but will not be charged for a parking pass. It is the owners’ responsibility to make sure all guests are aware of the condition of Sunbird before renting. All Sunbird guests will be asked to sign a liability waiver. They will be given a copy of the attached information sheet and will be asked to sign to acknowledge that they have received a copy.*Email the COA if you haven't already and are wanting to rent. We will then email you as soon as Roadrunner states your unit is finalized. Please do not send renters until your unit is completed and the COA has notified you. Renters will be instructed to leave the condo for at least * days if the unit is in need of being dried out and the owners will be notified immediately. So please just wait before you rent your unit so you do not have to deal with an upset guest.*Insurance: We are still awaiting how much insurance is going to pay and what repairs or replacements they will be paying for. Until we have this the structural engineer cannot provide us with his accurate scope of work for the bid package. We do not have a timeline for repairs until the insurance company provides us with the payment and repair*replacement statements. The Public Adjusters are pushing the insurance company for this information immediately so we can continue further with the construction build back.*Renovations: Please note the COA is responsible for the sheetrock and damaged windows*sliders. The sheetrock cannot be replaced until the EIFS is repaired or replaced. We do not know the extent of repairs or replacements for windows*sliders until the insurance provides their report to us. We do not suggest putting in new flooring, cabinets, sheetrock, etc. until the EIFS is repaired or replaced.*Pest Control: Just a reminder pest control will be here for the West Tower on Tuesday the **nd.*Well Maintenance: Another reminder that the well maintenance will start this week.
